Do I need a Lawyer to sue a deadbeat tenant?
This is a follow up to my last question about renting to a HUD section 8 tenant. They finished up trashing the rental house and their deposit isn’t enough to cover for the hurts. I know that I can sue for the rest and I also know that I’ll probably never get anything out of them (it’s hard to get money from someone who does not have it). Anyway, am I right in thinking that I can sue them in civil court without a lawyer or would it be better if I use a lawyer. There is a new lawyer (in an ancient law firm) in our town that says he will handle everything and we will not have to pay him anything unless we win the case. And if so, he requires a third of the settlement. Any comments would be appreciated.

Just curoius…. would you ever rent to section 8 again? This is why I will never rent to section 8 people. You can take them to small claims, and garnish their wages. Most section 8 people do work at least part time jobs, so go after that money. Do not let them off the hook. They need to know that "normal" people pay their bills, and they should be expected to do the same.
